LOCALSLocals who buyfor a living.
Our mission
Everyone shouldhave a That Street

The one where someone’s always got a ladder you can borrow, where the missing parcel turns up two doors down, and nobody on it has ever needed to buy their own leaf blower.
The streets you can’t locate in a listing or spy in a price guide, only known to those who learn the difference by being around long enough to notice. We’re locals buying for locals, in a patch of Melbourne we picked for ourselves before we ever picked it for anyone else.
We find people homes. What we’re really up to is finding them somewhere to belong.

Working from your side of the street
Every agent in the deal is paid by the seller. We’re the one paid by you, which means our only job is getting you the right place at the right number.
Know the street, not just the listing.
A photo tells you what a place looks like. We buy where we know the ground, so you’re buying the whole picture.
We’d rather lose the deal than lose your number.
We set the ceiling with you before we walk in, and we stop dead when we hit it. Discipline is the difference between winning the place and overpaying for it.

Jason Lekkas
Director and Senior Buyers Agent
Jason started out in 2014 on the selling side, and spent the next decade learning property from every angle it has: managing it, leasing it, selling homes and commercial space, working strata. Somewhere in those years he worked out that the whole process is built to serve the person selling, and the buyer is left to figure it out alone. That’s the reason That Street exists. When he sits across from an agent now, he already knows the playbook, because for years he was the one running it. He’s not guessing at how the sell works. He’s using it for you.
Frequently Asked Questions
For most, yes. A buyers advocate is the only party in the transaction paid by you rather than the seller. Overpay by 5% on a $700,000 home and that’s $35,000 you carry for years, which almost always costs more than the fee ever did.
Fees are charged either as a fixed amount or a percentage of the purchase price, depending on whether you want a full search or help on a property you’ve already found. You’ll get the number up front. And if we can’t add enough to justify it, we’ll tell you that instead.
Yes. Agents place a share of their stock privately with known buyers before it’s advertised. That matters most down here, because selling off market saves a vendor more relative to the price on a $700,000 home than a $7m one, so more of them go that way every year. Without a way into those conversations, you’re seeing a fraction of the market.
Off market there are no public records to point at, so value comes from the read rather than the printout. What sold nearby and never made it online, what the vendor needs to move on, and how that street performs against the ones around it.
That’s one of the first things we’ll tell you, straight. You’ll get an honest read on what your money really buys right now, before you fall for something it doesn’t.
It comes down to what the home needs to do and how long you’ll stay in it. Smaller and closer usually holds value better and leaves you more options later. Bigger and further buys you room now at the cost of flexibility.
The costly problems are structural, not cosmetic. Movement in the walls, water where it shouldn’t be, poor drainage, anything odd on the title. Chipped paint and a dated kitchen are cheap fixes that scare buyers off perfectly good homes.
It depends on your brief and what’s coming onto the market, but expect an honest pace and a realistic number of homes each week. The goal was never to show you everything. It’s to show you the few worth a Saturday.
You do, always. We find, filter and do the due diligence, then bring you a shortlist worth your time. Nothing is offered on or bid on without your approval.
