  1. Plan it

    We start by working out who we’re buying for, and whether we’re the right ones to do it. Most buyers have never been asked what they actually want before an agent starts selling at them. We ask first. What you really want, what you can really spend, and what happens if this drags on longer than you’d hoped. And if we can’t add anything to your search, we’ll tell you that too.

  2. Find it

    On market, off market, we weigh them the same and let the property decide. We track every listing in Melbourne and sit in the conversations where homes change hands before they’re ever advertised. Half the value is in the homes we bring you.   3. Know it

  • For most, yes. A buyers advocate is the only party in the transaction paid by you rather than the seller. Overpay by 5% on a $700,000 home and that’s $35,000 you carry for years, which almost always costs more than the fee ever did.

  • Fees are charged either as a fixed amount or a percentage of the purchase price, depending on whether you want a full search or help on a property you’ve already found. You’ll get the number up front. And if we can’t add enough to justify it, we’ll tell you that instead.

  • Yes. Agents place a share of their stock privately with known buyers before it’s advertised. That matters most down here, because selling off market saves a vendor more relative to the price on a $700,000 home than a $7m one, so more of them go that way every year. Without a way into those conversations, you’re seeing a fraction of the market.

  • Off market there are no public records to point at, so value comes from the read rather than the printout. What sold nearby and never made it online, what the vendor needs to move on, and how that street performs against the ones around it.

  • That’s one of the first things we’ll tell you, straight. You’ll get an honest read on what your money really buys right now, before you fall for something it doesn’t.

  • It comes down to what the home needs to do and how long you’ll stay in it. Smaller and closer usually holds value better and leaves you more options later. Bigger and further buys you room now at the cost of flexibility.

  • The costly problems are structural, not cosmetic. Movement in the walls, water where it shouldn’t be, poor drainage, anything odd on the title. Chipped paint and a dated kitchen are cheap fixes that scare buyers off perfectly good homes.

  • It depends on your brief and what’s coming onto the market, but expect an honest pace and a realistic number of homes each week. The goal was never to show you everything. It’s to show you the few worth a Saturday.
