Nadia and Charles came to us looking for their first home in Australia. They knew they wanted a three to four bedroom house in a good location, but after searching for a while, they felt there was value in seeing more options and having someone help them navigate the process.

Practicality was important. They wanted somewhere they could comfortably move into and enjoy, rather than taking on a project that would demand years of work.

Their search initially stretched across Melbourne’s northern suburbs, with a strong focus on Brunswick, Fitzroy, Coburg, Thornbury and surrounding areas.

With a budget of up to $1.5m, they were open to whatever path led to the right home.

A big part of this search was helping Nadia and Charles understand not just what they could buy, but what they were actually buying into.

We spent time unpacking the difference between an older home and something newer, including the maintenance, renovation and ongoing costs that can come with character. We also went deeper into the suburbs themselves, looking beyond the suburb name to understand the different pockets, streets and micro markets within them.

As the search progressed, Brunswick began to stand apart. At the same time, the brief evolved towards something newer and more turnkey, giving Nadia and Charles the confidence that they could simply move in and enjoy it for years to come.

Then the right property appeared.

It ticked the boxes without asking them to compromise on practicality, location or long term livability. We took it to auction with a clear strategy and were able to secure it slightly under budget, while also negotiating favourable terms.

Nadia and Charles were even able to access the property prior to settlement, giving them an added layer of flexibility as they prepared for their first home in Australia.

A relatively short search, but one that became much clearer once we understood exactly what they wanted their first Australian home to feel like.
